For a swimmable pond, the first thing you need to do is flatten out your lot completely. You can either do this manually or using the "flatten this lot to street level" button in build mode.

Next, make a deck. I made mine 3x3, but you can make it as big or as small as you want, as long as you can fit a diving board and a pool ladder on it.

Add some stairs to the deck so your sims have a way of accessing the diving platform.

Then, lower the ground level on the opposite side.

Hopefully you have water terrain paint, but if not, you can find some on the exchange or at Modthesims2.com. Paint the area you lowered with the water terrain paint.

I added some sand for a pleasing accent to my pond, but it's optional.

Now, buy a pool ladder and diving board, and position it over your "pond."

Add some water plants with the moveobjects on cheat for a more realistic look...

Add a railing to the diving platform- so your sims don't fall off!

For a trampoline, first place a diagonal deck corner. (Make sure it's not the one with the latticed sides!)

Then add three more corners--- you can make your trampoline as large as you wish, but I like to leave one space inbetween the deck pieces.

There! Now you have the base of your trampoline.

Now cover the top of your trampoline in gray or black flooring. I've discovered the asphalt works the best for realistic look and texture.
